The apartment area shall be as stated in the sales plans and calculated as follows:

(a) The area enclosed within the polygon formed by the external faces of the apartment’s exterior walls.

For this purpose:

• “Exterior wall” includes walls separating the apartment from the outside, a sun balcony, common areas, or another apartment.
• Where an exterior wall separates two apartments, the calculation line shall pass through the center of the wall.
• Wall measurements exclude finishes; stone cladding is included where applicable.

(b) In multi-level apartments, the area is calculated separately for each level, and the total apartment area is the sum of all levels.

(c) Staircase area is calculated once only, based on its horizontal projection, and attributed to the level from which the stairs ascend.

(d) Only areas meeting the minimum height requirements under Israeli Planning and Building Regulations are included.

(e) For avoidance of doubt, registration of areas in the Land Registry (Tabu) shall be performed in accordance with applicable law and Land Registry procedures.
